Waterford
is a coastal county, which stretches from the estuary of the river Suir
in the east, to Youghal in the west. The county is bordered to the south
by the Atlantic ocean for approximately 145 kilometres and has 49 beaches,
among which are numbered some of Ireland's premier tourist resorts, such
as Tramore, Clonea, Dunmore East and Ardmore. Dungarvan is the county
town - Not Waterford itself.

The
average price of a new home in Watreford County in 2010 was €160,000.
The average price of a second-hand home was €180,000 - Down 25%.

Estate agents report that a lack of confidence in the market, high
unemployment, fears over job security and the scarcity of lending,
are the factors responsible.
For the second consecutive year, apartments in Waterford were the
hardest hit with second-hand two-bedroom homes falling by 20% and
one-bedroom homes faring even worse, losing between 30% and 37%
of value for new and second-hand homes, respectively.
Three-bedroom bungalows more than 1.5km outside towns saw about
14% of their value shaved off. Good-quality, well-located second-hand
three-bedroom semi-detached houses, on the other hand, almost held
their own, dropping by just 10%, as did good-quality bungalows close
to town.
Agents hope that if the banks begin lending again, buyers will re-enter
the market and there will be a resurgence of investor interest.
Last year, just 5% of purchases were made by investors and, with
rents continuing to slide, they will need an incentive to return.
The 12 months to January saw rental values fall by 10% for the second
year.
