Overall the market in Longford appears to have held its own, falling by
just 6% in the past 12 months.
The price of apartments in Longford has slumped by up to 25%, however,
because of overbuilding during the boom. By contrast, there has been a
steady stream of enquiries for houses, although oversupply has an impact
in this sector too.
Agents report that there are still too many townhouses and estate houses
on the market thanks to receivership sales. One-off houses and larger
detached homes are in more demand because they are not so readily available.
The shortage of supply in certain sectors might even lead to slight price
increases in the second-hand market. Receiver sales will continue to guarantee
a supply of cheap townhouses, particularly in small villages. Our agent
reports making only four or five sales to investors last year.
The 2010 budget changed the landscape for investors in the Shannon tax
region as it dramatically limited the use and value of tax incentives
promised in previous finance bills. Rental prices for high-end properties
rose during the first six months of last year and then levelled off. The
quality of rental property is good and landlords of older homes may need
to refurbish in order to compete. Some high-net-worth individuals made
cash purchases to take advantage of the weak market.
