Co Kilkenny prices are down to 2002 levels, agents say. While there is a belief that the market cannot fall much further, the abolition of Section 23 and other tax incentive schemes may see investment properties flood the market, which will, in turn, have a further negative impact on prices.
Ultimately, things may not have bottomed out yet. Investors accounted for just 5% of purchases last year and it is unlikely that this will improve this year unless rental prices increase. In 2010 rents fell by up to 10%. On the upside, the opening of the new M9 connection means Dublin is now just an hour’s drive from Kilkenny.

Kilkenny county lies inland and has an area of 796 square miles (509,431 acres) with direct access to the sea via Belview Port on the Suir Estuary and via New Ross on the Barrow River. The county consists of a highly fertile central plain with uplands in the North-East, the North-West and the South. The land is well drained by its river network, the river Nore bisects the county and the city on a north/south axis. The Rivers Barrow and Suir are natural boundaries to the east and south of the county respectively and their tidal estuaries converge at the extreme South-East of the county.
Tourism, Craft & Design, engineering food processing are the main industries in Kilkenny County . Glanbia plc and Smithwick's are major food processing companies located in the county. The Craft industry owes its origins to the establishment of Kilkenny Design Workshops in the 1960's. Tourism, continues to be a major revenue generator for Kilkenny, estimated at €100 million annually.
