Average price of a new home: €227,000 Average price of a second-hand
home: €210,000
Some prices in Co Carlow are down by 25% on last year. Starter homes were
the worst hit — second-hand one- and two-bed apartments are down 25% and
16%, respectively, while new three-bed semis are down 14%. New four-beds
in a town are down 16%. Larger homes have also come down in price. A large
country home with land dropped 20% — these sprawling rural properties
were valued around the €1m mark three years ago, now, they are valued
at just €400,000. Last year in Co Carlow owner-occupiers accounted for
all the sales. Those who had already invested in rental properties, however,
can take comfort in a stable rental market. Given the drop in prices overall,
there is some confidence creeping back into the market in the hope that
the bottom could be in sight for both town and rural properties.
Carlow is located in mid-eastern Ireland ,midway between Dublin and Waterford.
The planned construction of the N9 motorway / dual carriageway, will further
enhance Carlow as a preferred location for both industry and business.The
population in Carlow is growing, and in Carlow town is expected to exceed
30,000 by 2011.
